When do you need a Flood Risk Assessment?

 

In accordance with the National Planning Policy Framework (NPPF) and Environment Agency (EA) guidance, a Flood Risk Assessment is required to accompany a planning application when a development site is:

01

located within Flood Zones 2 or 3 including minor development and change of use


02

more than 1-hectare in size and is located in Flood Zone 1


03

less than 1-hectare in Flood Zone 1 and includes a change of use in development type to a more vulnerable class (for example from commercial to residential), and the development could be affected by sources of flooding other than rivers and the sea (for example from surface water or reservoirs)


04

Located within Flood Zone 1 however, has been identified to have critical drainage problems by the Environment Agency
